About BOFF Hotel Şişli
Developed in Şişli, the 12,000 m² BOFF Hotel project was designed for the hospitality sector.
In a 12,000 m² city-centre hotel, room comfort, plant space and parking must be solved together on a limited plot. Quiet, independent room climate control, continuous hot water and fire safety specific to accommodation buildings are the key engineering topics.
BOFF Hotel Şişli is one of the reference projects in Sönmez Mühendislik's industrial and commercial buildings portfolio. Since 1995, Sönmez Mühendislik has provided structural, electrical, mechanical and infrastructure engineering with BIM coordination for projects in Türkiye and abroad.
Approach
Engineering for hotel projects
Hotels combine hundreds of individual rooms, each with guests expecting comfort at the same time, with kitchens, laundries and social areas, so they are services-intensive. Quietness, continuous hot water and operating cost are the main design criteria.
- Room-by-room controllable heating and cooling
- Central hot water generation and distribution
- Power, room control and low-voltage systems
- Fire detection, sprinklers and smoke control
Engineering
Key engineering topics for this type of project
Hotel guests notice building services only when something goes wrong. Quiet equipment, instant hot water and reliable power are therefore the priorities of hotel engineering.
- 01
Room comfort
Each room has independent temperature control and low-noise indoor units.
- 02
Hot water
Generation and recirculation sized for peak hours deliver hot water without interruption.
- 03
Room control and low voltage
Key-card power, room management, IPTV and data infrastructure are planned together.
- 04
Fire safety
Sprinklers, detection and evacuation scenarios follow the regulations for accommodation buildings.
FAQ
Frequently asked questions
Which HVAC system is preferred in hotels?
VRF, fan-coil and central systems are compared based on room count, operating model and climate.
How is hot water planned in hotel projects?
Generation and storage capacity are set for morning and evening peaks, and recirculation delivers hot water quickly to every room.
What matters in a hotel's electrical design?
Kitchen and laundry loads, room control systems, emergency lighting and generator supply are assessed together.
